Important Points for Tenants:

  1. The tenant should read and understand all the details written in the tenancy agreement before being asked to sign. Do not sign any blank forms.
  2. The Condition Report may become the most important piece of evidence if a dispute arises over the condition of the premises at the end of the tenancy. The Condition Report must be filled in properly at the beginning of the tenancy.
  3. The Rental Bond must be sent to by the landlord/agent to the Rental Bond Board within 7 days after the agreement is signed. Receipt and bond numbers must be kept by the tenant until after the end of the tenancy.
  4. It is advisable that all Rent Receipts and bank deposit book stubs be kept by both tenant and landlord/agent until after the end of the tenancy.
  5. Under no circumstances should a tenant stop paying the rent.
  6. Tenants must notify the landlord or agent if there is any damage to the premises as soon as possible after the damage has occurred, regardless of who or what caused the damage.
  7. It is recommended that all requests for repairs be put in email or writing.
  8. Without the landlord's written permission, a tenant can not attach any fixture or make any renovation, alteration or addition to the premises.
  9. Tenants must give at least 14 days Written Notice to end the tenancy when the fixed term period of the agreement is due to run out or at least 21 days written notice if the fixed term period has ended.
  10. At the end of the tenancy, both the tenant and the landlord/agent must carry out a Final Inspection of the premises. The original condition report should then be completed by both parties.
  11. If the landlord/agent intends to make a claim on the tenant's bond and the tenant does not agree, the tenant should send his or her own rental bond claim form to the Rental bond Board without the signature of the landlord/agent. At this point:
    • A letter will be sent to the landlord/tenant advising them of the tenant's claim and giving the landlord/agent 14 days to apply to the Tribunal to dispute the claim.
    • If no reply is received within 14 days the bond will be paid out to the tenants.
